Appeared before the undersigned aldermen Seigneur Johan de Lalaing as seller, and Jan Robintszoon, minister of the Divine Word to the English congregation in this city, Willem Jepson, Henry Wood and Jane White, unmarried, assisted in this matter by Seigneur Niclaes de Witte, jeweller, as her chosen guardian, jointly and each for one lawful quarter share as buyers. They acknowledged to one another that they had sold and purchased a house and yard, with a yard lying to its west, standing within this city on the south side of the Pieterskerkhof near the Clockhuys, long known as De Groene Poort.

On the eastern side it adjoins, first, the seller himself, with a certain small room above the gate of the house sold, which room the seller retains; then Willem Symonszoon van der Wilde; and then the buildings of the Commandery. On the western side it adjoins, first, the widow and heirs of Huych van Alckemade; then the seller himself; then the Donkere Gracht, lying west of the aforesaid side yard; and then the Faliede Begijnhof. It extends from the street of the aforesaid churchyard at the front to the Faliede Begijnhof at the rear.

The sale comprises the house as it is now built, arranged, used and inhabited, together with everything in it and everything fixed to the ground or nailed in place belonging to the seller, subject to an annual ground rent of eleven stuivers and twelve penningen, with feudal dues, belonging to the lord of Poelgeest. The seller promised to indemnify and warrant the house and yard, subject to that rent, against every further charge or encumbrance by which it might in any way be burdened, for a year and a day and thereafter in perpetuity as the law requires, under a general pledge of all his goods.

For the house and yard, in addition to the aforesaid rent, the buyers acknowledged that they owed 8,000 guilders of forty groten each. They promised to pay this sum free of all charges, including the tenth penny and the costs of the deeds, as follows: on the coming May Day of 1611, when they take possession of the house and yard, 2,000 guilders in cash; and thereafter 500 guilders on each successive May Day until the full sum of 8,000 guilders has been paid. The house and yard remain specially pledged for this debt.

The four buyers made themselves jointly liable, each for the others, as sureties for payment and as principal debtors, renouncing the legal benefits of division and prior execution, whose force and effect they declared they fully understood. Jane White also renounced the benefit of the Senatus Consultum Velleianum. The buyers promised to indemnify one another for their respective quarter shares, under the same pledge as above.

Lastly, it was stipulated that the buyers must allow the house to remain let for one further year after the coming May, at a rent of 228 guilders, which rent shall benefit the buyers. The seller promised to place in their hands the rental agreement made for that purpose, so that they may rely upon it with all the rights granted to them by the civil ordinances of this city.

Willem Jepson, Henry Wood ende Jane White ongehuwede persoon in deze geholpen bij seingeur Niclaes de Witte juwelier als haer gecoren voocht gezamentlijcken ende elck voor een gerecht vierdepaert als copers ende bekenden over ende wederover vercoft ende gecoft te hebben een huys ende erve met een erve westwaerts daer bezijden gelegen staende ende gelegen binnen deser stede mede zuydtzijde van de Pieterskerckhoff ontrent het Clockhuys van onts genaemt de Groene Poort. Belegen hebbende aen d’een zijde ten oosten voor den vercoper zelfs met zeker camertgen boven de poort van ’t vercofte huys welck camertgen den vercoper aen hem behout daer aen Willem Symonszoon van der Wilde ende daer aen de huyzinge van de Commandurije ende aen d’ander zijde ten westen voor de wedue ende de erffgenamen van Huych van Alckemade daer aen den vercoper zelfs daer aen de Donckre Graft gelegen ten westen beneffens ’t voorseyde zijdelerve ende daer aen het Falyde Bagijnhoff streckende voor van de strate van ’t kerckhoff voorseyd tot achter aen ’t Falyde Baghijnhoff voorseyd. Al ende zulx ’t voorseyde huys jegenwoordich getimmert ende gemaeckt staet mitsgaders gebruyckt ende bewoont wort met alle ’t gene daer inne ende aen aert ende nagelvast is den vercoper toebehorende met de belastinge van elff stuvers twaelff penningen sjaers pachts met den houde aencomende de heer Van Poelgeest. Ende den vercoper gelovede ’t voorseyde huys ende erve met ende onder de voorseyde pachte te vrije ende te waren van allen vorder commer ende opstal daermede hetzelve in eenige wijze belast ofte bezwaert zoude mogen zijn. Ende dat jaer en dach mitsgaders in eeuwigen dagen als recht is onder verbant generael van alle zijne goederen. Voor welck voorseyde huys ende erve de voornoemde copers boven de voorseyde pachte bekenden schuldich te wezen een somme van achtduyzent guldens van XL groten ’t stuck dewelcke zij luyden belooffden te betalen vrijs gelts van alles ende zulx van de Xen penning ende van de brieven in deze vougen te weten meye dage eerstcomende dezes jaers XVIC ende elff met d’aenvaerdinge van ’t voorseyde huys ende erve tweeduyzent des voorseyde guldens gereet ende voorts jaerlijcks telcken meyedage daer aen volgen met vijffhondert guldens geduyrende zulcx ten volle betalinge toe van de voorseyde somme van VIIIM guldens blijvende ’t voorseyde huys ende erve daer voren specyalijcken verbonden ende de voornoemde vier copers stelden hen elck voor den andere penningborgen ende mede als principale schuldenaers onder vertichtinge der benefitien van ordre splissinge ende uytwinninge ende de voornoemde Jane Whyte daer beneffens ‘t benefitie senatus consultii velleranii daer van zij hen respectivelijck ten volle hielden onderrecht des de copers malcanderen elckx voor een vierde paert beloffden te indempneren onder verbant als voren. We, Pieter Arentsz Deyman and Amelis van Hogeveen, aldermen in Leiden, certify that Seigneur Johan de Lalaing appeared before us. He declared for himself and his heirs that he had sold, and by this deed did sell, to Jan Robinsz, minister of the Divine Word to the English congregation in this city, Willem Jepzon, Henry Woed and Raynulph Thickins, married to Jane White, jointly and each for one lawful quarter share, a house and yard with a yard lying to its west, standing within this city on the south side of the Pieterskerkhof near the Clockhuys, long known as De Groene Poort.

The seller further acknowledged that, on account of the sale, he had been fully satisfied and paid from first penny to last by means of a mortgage deed for 8,000 guilders of forty groten each. Of that sum, 2,000 guilders was paid in cash; the remainder was to be paid at 500 guilders a year, the first instalment falling due on May Day 1612. All this was done in good faith and without fraud.

In witness, this deed was confirmed with our seals on 5 May 1611. Beneath was signed: J. van Swanenburch; sealed, etc.
