We, Willem Corneliszoon Tybault and Jacob Paets Corneliszoon, aldermen of Leiden, make known that before us came and appeared Pineas Eduwaert, hosier, and acknowledged that he had sold and, accordingly, did hereby convey unto and for the benefit of Martijn Fromont, wool comber, a house and grounds standing and situated within this city on the east side of the Crommenelleboochsteech, coming out into the Doelsteech, bordered on the one side to the south by Jeremias Vermolen, serge dealer, and on the other side to the north by Adriaen Erasmuszoon, cloth dresser, on both sides with shared party walls, extending from the front of the aforesaid alley to the rear onto the ground of the masters of the almshouses of this city, all just as the aforesaid house presently stands built and made, and is used and inhabited.
And he, the appearing party, together with Jan Carpentier, serge dealer, who appeared before us aldermen aforesaid as guarantor and likewise as principal — renouncing the benefit of order and discussion [beneficium ordinis et excussionis], of which he declared himself fully informed — accordingly promised to free and warrant the aforesaid house and grounds from all encumbrance and burden with which the same might be charged or encumbered, for a year and a day, and moreover forever, as is lawful and as one is bound to warrant a free and unencumbered house and grounds, binding thereto generally all their respective goods, movable and immovable, present and future, none excepted; and the aforesaid Pineas Eduwaerts furthermore promised to hold his said guarantor harmless and indemnified, without cost, on account of the said suretyship, under the same binding as above.
Furthermore, the same Pineas Eduwaertszoon acknowledged that he was, on account of the aforesaid sale and conveyance, well and fully satisfied, paid and content, the last penny with the first.
And this by means of a bond [custingbrief] for a sum of two hundred and fifty guilders of forty groats the piece, to be paid free of deduction, in this manner: namely, on All Saints' Day of the year sixteen hundred and seventeen, together with the taking possession of the aforesaid house and grounds, one hundred and twenty-five of the said guilders in ready money; and on All Saints' Day of the year sixteen hundred and eighteen, the remaining one hundred and twenty-five guilders. And all this in good faith and without deceit or guile.
In witness whereof this is confirmed with our seals, on the twenty-third of February of the year sixteen hundred and eighteen.
