We, Willem Corneliszoon Tybault and Jacob Paedts Corneliszoon, aldermen in Leiden, declare that there appeared and came before us Jan Allaert, master carpenter, who declared that he had sold at public [sale], in accordance with certain written conditions, and that he accordingly hereby transferred to and for the benefit of Jan Egbertszoon van der Plas, likewise master carpenter, a fine, newly built, well-constructed house and yard, furnished with bedsteads, cupboards and other joinery, together with a convenient rainwater cistern of which use may be had in the cellar and in the kitchen, along with a further vacant plot of ground very suitable for building upon as well.

Standing and situated in the extension of this city, on the Oude Singel between the Mare and the Rijnsburgerpoort, on the corner of the Westdwarsgracht, on the east side of the bridge with the iron railing. Bordered on the one side, to the east, by Gerrit Corneliszoon, basket-maker, adjoining by a common dividing wall to the full height at which this sold house is built, and on the other side, to the west, by the aforesaid cross-canal running underneath. Running in front from the aforesaid Oude Singel to the rear as far as Lenaert Claeszoon, carter, both with the ground behind the house and yard of Gerrit Corneliszoon winding around, and with the ground behind the building of this house, corresponding entirely to how the aforesaid house presently stands built and made.

Further with the condition that the lead gutter lying on the east side wall shall belong to the buyer alone, and that the aforesaid Gerrit Corneliszoon shall likewise have the lead gutter lying on his roof, and that accordingly each shall have to maintain his own gutter. And further with such conditions and warranties as are contained in the two separate ground-deeds relating thereto, which the appearer hereby handed over to the buyer with all the right and claim thereto, to be won and lost by him in the same manner as if the appearer were himself the party — the appearer promising the buyer, moreover, in accordance with and under the aforesaid conditions and terms, to free and warrant the aforesaid house and yard from all encumbrance and burden with which it might have been charged during the time of his ownership.

Under the general obligation of all the appearer's goods, movable and immovable, present and future, none excepted. And finally the appearer acknowledged himself, for the aforesaid sale and transfer, to be fully and entirely satisfied, paid and content, down to the last penny, at once — this by means of a bond of sale executed by the aforesaid Jan Egbertszoon van der Plas and his surety, with the appearer's consent, in favour of the surviving orphaned children of the late Garbrant Buyck, begotten by Reynau Hogerbeets, containing a sum of three thousand seven hundred and twenty guilders of 40 groats each, to be paid in free money, with eight hundred of the aforesaid guilders in cash and further four hundred guilders per year at May-day of the year sixteen hundred and nineteen for the first payment — and this all in good faith and without deceit or guile.

Wij Willem Corneliszoon Tybault ende Jacob Paedts Corneliszoon, schepenen in Leyden, oirconden dat voor ons gecomen ende verschenen es Jan Allaert, meestertimmerman, ende verclaerde dat hij in’t openbaer, achter volgende seeckere beschreven voorwaerden, vercoft hadde ende dat hij dienvolgende opdrouch mitsdesen aen ende ten behouve van Jan Egbertszoon van der Plas, mede meester timmerman, een schoone nieuwe geboude wel doortimmerde huysinge ende erve voorsien met bedtsteden, casten ende andere schrijnwerckerije, mitsgaders een bequame regenback waer van men het gebruyck mach hebben in de kelder ende in de coocken, met noch een ledich erve seer bequaem om mede te betimmeren. Staende ende gelegen in de vergrotinge deser stede aen de oude chingel tusschen de Maren ende Reynburgerpoorten op den houck van de westdwersgrafte aen de oostsijde van de brugge met de ijsere leun. Belegen hebbende aen d’een sijde ten oosten Gerrit Corneliszoon, mandemaecker, doorgaende met een gemeene scheytmuyr ter volcommen hoochte als dese vercofte huysinge getimmert es, ende aen d’ander zijde ten westen de voorseyde dwersgrafte daer onder gaende. Streckende voor van de voorseyde oude chingele tot achter aen Lenaert Claeszoon, voerman, so wel met ’t erve achter de huysinge ende erve van Gerryt Corneliszoon ommescrinckelende als met ’t erve achter ’t getimmerte deser huysinge, responderende al ende sulcx de voorseyde huysinge jegenwoordich getimmert ende gemaeckt staet. Vorder met condiciën dat de loden goote leggende op de oostsijdtmuyr den coper alleen sal toecomen ende Gerryt Corneliszoon voornoemt de loden goote in sijn dack leggende ende dat mitsdien elck sijn eygen goote sal moeten onderhouden. Ende wijders met sodanige condiciën ende waringe als begrepen staen in de twee distincte grontbrieven daer van sijnde, die hij comparant den coper mitsdesen overgaff met alle ’t recht ende aenseggen van dien ten sijne bij hem daer mede sal mogen werden gewonnen ende verloren gelijck off hij comparant het selffs waere, belovende hij comparant den coper oock daer beneffens ende sulcx met ende onder de voorseyde condiciën ende voorwaerden ’t voorseyde huys ende erve te vrijen ende waren van allen commer ende opstal daermede ’t selve bij hem geduyrende den tijt sijns eygendoms belast ofte beswaert soude mogen sijn. Onder verbant generalicken van alle sijne comparants goederen, roerende, onroerende, jegenwoordighe ende toecomende, egeen uytgesondert. Ende ten laetsten so bekende hij comparant hem ter saecke van de voorseyde vercopinge ende opdrachte al wel ende ten vollen vernoucht, voldaen ende betaelt te sijn den lesten penning mitten eersten ende dat met een custingbrieff bij de voornoemde Jan Egbertszoon van der Plas ende, sijnen borge, met overstellinge van hem comparant gepasseert ten behouve van de naergelaeten weeskinderen van zaliger Garbrant Buyck gewonnen bij Reynau Hogerbeets innehoudende een somme van drie duysent seven hondert ende twintich guldens van XL groten ’t stuck ende te betaelen staende vrijs gelts met achthondert der voorseyde guldens gereet ende voorts met vierhondert guldens ’t sjaers meye daghe anno XVIc ende negentien ’t eerste ende dit al ter goeder trouwen ende sonder arch ofte list.
