We, Frans Adryaenszoon van Leeuwen and Willem Govertszoon van der Aer, aldermen of Leiden, make known that there appeared before us Cornelis Gijsbertszoon van Groenendael, carpenter, who acknowledged for himself and his heirs to have sold, and hereby sold, to Willem Robintszoon, Englishman, leather worker, a newly built house and ground standing and situated within this city on the south side of the Nieuwe Straat, running along the Groenehasengracht, being part of the rear Doelen.

Bounded on one side by Willem d'Jepsin, likewise an Englishman, with a house and ground which he likewise bought from the appearer, and on the other side by the appearer himself. Running from the front on the aforesaid Nieuwe Straat to the rear at the back Doelen, subject to a redeemable ground rent of six guilders of forty groats each, free money, per year, redeemable at the rate of one-twentieth, payable to the dean and headmen of the civic guard of this city, with right of pre-emption and registration as often as the aforesaid house and ground shall come to be alienated, according to the deed thereof.

And otherwise free of any further encumbrances, save that the buyer must tolerate that the aforesaid house and ground shall specifically remain bound: first, for such purchase moneys as the appearer still owes the aforesaid dean and headmen from the purchase of the ground of this sold house; and further for a rent of eighteen guilders and fifteen stuivers, in the aforesaid free money, per year, together with the principal sum thereof, owing to Gerrit Pieterszoon van Immerseel, which the appearer retains at his own charge, and which he promised to keep the buyer free from. Also, to make the aforesaid house and ground wholly free of the aforesaid obligation and mortgage of these same charges before the last three hundred guilders of the purchase price promised by the buyer shall fall due.

Further, with the following conditions: first, if this buyer and the aforesaid Willem d'Jepsin should wish to have a rainwater cistern of ten barrels' capacity made, at a place to be designated by them both, the appearer shall bear the cost of the bricklaying work, as well as the timber and labour needed for it, and the said cistern, once so made, shall be used and maintained jointly by this buyer and the aforesaid Willem d'Jepsin.

Secondly, that the aforesaid Willem d'Jepsin shall have to allow this buyer joint use of the privy drain running beneath the house of the said Willem d'Jepsin, provided that, should this buyer cause the said drain to become blocked or fouled, he shall bear and pay the costs of repairing the same drain jointly with the aforesaid Willem d'Jepsin, half and half.

Thirdly, with such temporary conditions regarding the completion of the aforesaid house as are contained in the transfer deed. And fourthly, with such conditions and warranty as are contained in the old warranty deed thereof, the right of which the appearer hereby transferred to this buyer insofar as it concerns this sold house and ground, and the buyer shall be permitted, at his own cost, to obtain an authentic copy of that deed.

The appearer likewise promised, besides this and under the aforesaid charges and conditions, to warrant and keep the aforesaid house and ground free from any further encumbrance or claim that might have been brought upon it by him during the time of his ownership; binding generally all his goods, movable and immovable, present and future, none excepted.

Furthermore, the appearer acknowledged that he was well and fully satisfied and paid, down to the last penny, for the aforesaid sale, and that by a bond of debt for a sum of thirteen hundred guilders in the aforesaid currency, to be paid in free money, with one hundred and fifty of the said guilders in cash, and further with one hundred guilders per year — except for the last year, fifty guilders — the first payment at May sixteen hundred and eleven.

Wij Frans Adryaenszoon van Leeuwen ende Willem Govertszoon van der Aer, schepenen in Leyden oirconden dat voor ons gecomen es Cornelis Gijsbertszoon van Groenendael, timmerman, ende bekende voor hem ende zijnen erven vercoft te hebben ende vercofte mitsdezen Willem Robintszoon, Engelsman, leertouwer, een nieut gebout huys ende erve staende ende gelegen binnen dezer stede aen de zuytsijde van de Nieuwe strate lopende langs de Groenehasengrafte henen ende wezende een gedeelte van de achtersten Doelen. Beleghen hebbende aen d’een sijde Willem d’Jepsin, mede Engelsman, met een huys ende erve dat hij mede jegens hem comparant heeft gecoft, ende aen d’ander zijde hem comparant selffs. Streckende voor van de Nieuwestraete voors. tot achter aen de achtersten Doelen mitte belastinghe van een losrente van zes guldens van XL grooten ’t stuck vrijs gelts ’t sjaers losbaer jegens den penning twintich aencomende deecken ende hooftmans van de scutterye deser stede met recht van naestinghe ende verbouckinghe zoo dicwils als ’t voorseide huys ende erve comt te vervreemden volgende den brieff daer van sijnde. Ende voorts vrij zonder eenighe lasten meer, dan sall de coper moeten gedoghen dat voorseide huys ende erve specyalicken sall blijven verbonden: Eerst voor alsulcke cooppenninghen als hij comparant uyt cope van den gront dezer vercofte huysinghe aen de voornoemde deecken ende hooftmans noch schuldich es ende noch voor een rente van achtien guldens ende vijfthien stuivers munte voors vrijs gelts ’t sjaers mitsgaders voor de hooftsom van dien aencomende Gerrit Pieterszoon van Immerseel die hij comparant t’sijnen laste behout ende de coper daer van beloofde te bevrijden. Oock ’t voorseide huys ende erve van de voorseide verbintenisse ende hypothecatie der zelver lasten gheheel ende all vrij te maecken voor ende al eer de laetste drye hondert guldens van des copers uytgelooffde cooppenninghen sullen comen te verschijnen. Vorder mitte volgende condicien: als eerst indien desen coper mitte voornoemde Willem d’Jepsin een regenwatersback van thien tonnen waters, ter plaetse bij hen beyden daer toe te ordonneren, begeerden te doen maecken, dat hij comparant den arbeyt van ’t metselen mitsgaders ’t hout ende den arbeyt van dien daer toe nodich becostighen sall, ende sall de selve regenback alsoo gemaeckt sijnde tusschen desen coper ende de voornoemde Willem d’Jepsin in ’t gemeen gebruyct ende onderhouden werden. Ten tweeden dat de voornoemde Willem d’Jepsin zall moeten gedoghen dat desen coper sal hebben ’t mede gebruyck van de secreetgote gelegen onder de huysinghe van de zelve Willem d’Jepsin mits dat dese coper als de voorseide goote comt te verstoppen off vervuylen, de costen van ‘t repareren der zelver goote mitte voornoemde Willem d’Jepsin t’samen ende sulcx halft en halft draghen ende betalen sall. Ten derden met sodanighe temporele conditien nopende ‘t volmaecken der voorseide huysinghe als in den inbreng begrepen staen. Ende ten vierden met sodanighe conditien ende waringhe als gegrepen sijn in de oude waerbrieff daer van sijnde ’t recht van de welcke hij comparant dezen coper mitsdezen overgaff voor so veel als de zelve dit vercofte huys ende erve aengaen, ende sall de coper van de selve brieff ’t sijnen costen mogen lichten copye authentycq. Belovende hij comparant oock hier beneffens ende zulcx met en onder de voorseide laste ende voorwaerden ’t voorseide huys ende erve te vrijen ende waren van allen vorder commer ende opstal die bij hem geduyrende den tijt sijns eygendoms daerop soude moghen sijn gebracht; onder verbant generalicken van sijne goederen, roerende, onroerende, jegenwoordighe ende toecomende egeen uytgesondert. Voorts so bekende hij comparant hem ter saecke van de voorseide vercopinghe al wel ende ten vollen vernoucht, voldaen ende betaelt te sijn den lesten penning mitten eersten ende dat met een custingbrieff, innehoudende een somme van derthien hondert guldens munte voorseid ende te betalen staende vrys gelt met hondert ende vijftich der voorseide guldens gereet. Ende voorts met hondert guldens ’t sjaers, uytbescheyden ’t leste jaer, vijfthich guldens, meye XVIc ende elff ’t eerste.
