We, Willem Cornelisz. Tybault and Jacob Paets Cornelisz., aldermen of Leiden, make known that before us came and appeared Rogier Wiltson, Englishman, who acknowledged, for himself and his heirs, to have sold, and accordingly transferred hereby unto and for the benefit of Ridtsart Meesterson, likewise Englishman, a house and grounds, standing and situated within this city on the west side of the Uiterstegracht, bordering on the one side, to the north, on the property of Marijtgen Pietersdr., widow of Michiel Pietersz., in front with a common dividing wall, and at the back, so far as the rear building of this sold house extends, with a free wall of its own belonging to this sold property. But inasmuch as this wall stands on ground held in common by this sold house and by the aforesaid Marijtgen Pietersdr., she shall also be entitled to make use of the same wall at all times, provided she first pays and compensates the possessor of this sold house for half thereof. And on the other side, to the south, on the property of Pieter Henricxz., bargeman, likewise with a common dividing wall and a common wooden fence, running in front from the street of the aforesaid Uiterstegracht to the back, together with the aforesaid summer-house, as far as the children and heirs of Lambrecht Jacobsz., in his lifetime a vegetable-grower.

All this as the aforesaid house presently stands built and constructed, and is used and inhabited, subject to the charge of an annual ground-rent of six guilders of 40 groats each and five stivers, free money, per year, due to the aforesaid children and heirs of Lambrecht Jacobsz., which rent, to the charge of him the appearing party, has already begun to run from May Day of this past year sixteen hundred and fourteen, with the commencement of the aforesaid house and grounds, and otherwise free without any further charges. However, the buyer shall have to tolerate upon the aforesaid house and grounds the special mortgage of such purchase-money instalments as he the appearing party still owes from the previous purchase thereof, which he the appearing party retains at his own charge to satisfy himself, and he promised to indemnify and hold the buyer harmless thereof as is proper. And further with such conditions, terms, and warranties as are contained in the old title-deeds, upon which this present deed is transfixed and pierced through, which he the appearing party hereby delivered over to the buyer with all the right and title thereof.

He the appearing party also promised, besides, and thus with and under the aforesaid charges and conditions, to warrant and free the aforesaid house and grounds from all further encumbrance and burden with which the same might be charged or burdened by him during the time of his ownership, under general obligation of all his goods, movable and immovable, present and future, rights and debts receivable, none excepted.

Furthermore he the appearing party acknowledged himself, on account of the aforesaid sale and transfer, to be fully and entirely satisfied, paid, and content, the last penny with the first; and this by means of a bond of purchase-money, comprising, over and above the aforesaid rent charge, a sum of eight hundred guilders of 40 groats each, free money, payable with one hundred of the said guilders in cash, which fell due already on May Day of the year sixteen hundred and fourteen past, and further with a like one hundred guilders per year, the first falling due on May Day of the year sixteen hundred and fifteen.

And all this in good faith and without deceit or guile. In witness whereof this is confirmed with our seals, on the second of January of the year sixteen hundred and fifteen. Below was written: J. Swanenburch. Sealed, etc.

Ende bekende voor hem ende zijne erven vercoft te hebben ende opdrouch dienvolgende midtsdezen aen ende ten behouve van Ridtsart Meesterson, mede Engelsman, een huys ende erve, staende ende geleeghen binnen deser stede aen de westzijde van de Uytterstegrafte, beleghen hebbende aen d’een sijde ten noorden Marijtgen Pietersdr., wedue van Michiel Pietersz., voor met een gemeene scheytmuyr ende achter, voor sooverre ‘t achterhuysken dezer vercofte huysinge strect, met een vrije eyghen muyr aen dit vercofte behoorende. Dan alsoo dezelve leggende es opten gemeenen gront deser vercofte huysinge ende van Marijtgen Pietersdr. voorn., zoo sal sij deselve muyr mede t’allen tijden moghen gebruycken, midts alvoorens de helfte vandien aen den besitter dezer vercofte huysinge betaelende ende vergoedende. Ende aen d’ander zijde ten suyden Pieter Henricxz., schipper, mede met een gemeene scheytmuyr ende een gemeene houten heyninge, streckende voor van de straete van de Uytterstegrafte voors. tot achter met ‘t voors. zomerhuysken aen de kinderen ende erffgenaemen van Lambrecht Jacobsz., in sijn leven warmoesman. Al ende zulcx ‘t voors. huys jegenwoordich getimmert ende gemaect staet, midtsgaders gebruyct ende bewoont werdt, mitte belastinge van een rente van ses guldens van 40 groten ‘t stuck ende vijff stuvers vrijs gelts tsjaers, aencoomende de voorn. kinderen ende erffgenaemen van Lambrecht Jacobsz., welcke rente tot laste van hem comparant al begonst heeft te loopen zedert Meyedaege dezes jaers 1600endeveerthien voorleeden mitten aenvang van ‘t voors. huys ende erve ende voorts vrij sonder eenige lasten meer. Dan zal den cooper op ‘t voorschreven huys ende erve moeten gedooghen de speciale hypotecatie van zoodaenige custingpenninghen als hij comparant uyt voorgaende cope vandien noch schuldich es, die hij comparant t’zijnen laste aen hem behout om zelffs te voldoen, ende belooffde den cooper daervan als naer behooren te bevrijden ende schaedeloos te houden. Ende voorts met soodaenige conditiën, voorwaerden ende waringe als begrepen staen in de oude waerbrieven, daerop dese jegenwoordige getransfixeert ende deursteecken es, die hij comparant den cooper midtsdezen overgaff met alle ‘t recht ende aenseggen vandien. Beloovende hij comparant oock daerbeneffens ende zulcx met ende onder de voors. laste ende voorwaerden ‘t voors. huys ende erve te vrijen ende waren van allen vorder commer ende opstal, daermede ‘tzelve bij hem geduyrende den tijt sijns eygendoms belast ofte beswaert zoude moghen zijn, onder verbant generaelick van alle sijne goederen, roerende, onroerende, jegenwoordige ende toecoomende, gerechticheyden ende inneschulden, egeen uytgesondert. Voorts soo bekende hij comparant hem ter saecke van de voorschreven vercopinge ende opdrachte al, wel ende ten vollen vernoecht, voldaen ende betaelt te zijn, den lesten penningh mitten eersten. Ende dat met een custingbryeff, innehoudende boven den opstal van voors. rente een somme van achthondert guldens van 40 groten ‘t stuck ende te betaelen staende vrijs gelts met hondert der voors. guldens gereet, die Meyedaege anno 1600endeveerthien voorleden al verscheenen zijn, ende voorts met geleycke hondert guldens tsjaers Meyedaege anno 1600endevijftien ‘t eerste.
